How it's calculated

Booked nights = nights available × occupancy %; stays = booked nights ÷ average stay
Revenue = booked nights × ADR + stays × cleaning fee
RevPAR = room revenue ÷ nights available = ADR × occupancy
Profit = revenue × (1 − platform fee %) − stays × cleaning cost − booked nights × supplies − fixed costs × 12
Break-even occupancy = fixed costs per year ÷ profit per booked night ÷ nights available

For an Airbnb, holiday let or other short-term rental. Revenue comes from the booked nights (nights available × occupancy) at the average daily rate (ADR), plus the cleaning fee guests pay for each stay. RevPAR, revenue per available night, is ADR × occupancy: the measure hotels use to compare places with different rates and occupancy. Profit is what remains after the platform's fee, the cost of cleaning each turnover, per-night supplies and the monthly fixed costs. The break-even occupancy is the share of nights you need booked to cover the fixed costs. Shorter stays mean more cleans, so the average length of stay matters as much as the rate.

About the Airbnb and Short-Term Rental calculator

This Airbnb and short-term rental calculator estimates what a holiday let or guest apartment earns in a year and what is left after costs. Enter the nights available, the occupancy you expect and the average nightly rate (ADR), plus the average length of stay, which sets how many turnovers there are. It adds the cleaning fees guests pay, then takes off the platform fee, the cleaning cost per stay, supplies per booked night and the fixed monthly costs such as the mortgage or rent, utilities and insurance. You get the revenue, the profit per year and month, RevPAR, the booked nights and stays, and the break-even occupancy. The working is shown line by line. To compare the same place let to a long-term tenant, try the rental property calculator.

    How to use it

    1. Enter the “Nights available per year”, the “Occupancy” you expect and the “Average nightly rate (ADR)”.
    2. Enter the “Average nights per stay”, the “Cleaning fee charged per stay” and your “Cleaning cost per stay”.
    3. Enter the “Platform fee” as a % and the “Supplies per booked night”.
    4. Add the “Fixed costs per month”, then read the profit and the break-even occupancy.

    Worked example

A flat is available 365 nights at 65% occupancy, so 237.25 nights are booked. At an ADR of 120 that is 28,470, and with stays of 3 nights (about 79.1 stays) and a 40 cleaning fee, revenue is 31,633.33. RevPAR is 120 × 65% = 78. A 3% platform fee, 50 of cleaning per stay, 5 of supplies a night and 1,500 a month of fixed costs leave a profit of 7,543.92 a year, or 628.66 a month. The fixed costs are covered at 45.8% occupancy.

    Questions people ask

How do I estimate Airbnb income for a property?

Multiply the nights available by the occupancy you expect to get the booked nights, then by the average nightly rate. Add the cleaning fees from each stay. That is the revenue before fees and costs.

What is RevPAR for a short-term rental?

Revenue per available night: the room revenue divided by every night you could have let, booked or not. It equals ADR × occupancy, so it lets you compare a high-rate, low-occupancy place with a cheaper, busier one.

How do I calculate the occupancy rate I need to break even?

Work out what one booked night leaves after the platform fee, cleaning and supplies, divide the fixed costs for the year by it to get the nights needed, then divide by the nights available. The general idea is the same as in the break-even calculator.

Why does the length of stay change the profit?

Every stay needs a clean. Shorter stays mean more turnovers for the same booked nights, so the cleaning cost rises unless the cleaning fee guests pay covers it.

What does this short-term rental estimate leave out?

Income tax, tourist or occupancy taxes, licences and local limits on short lets, which differ by city and country, and seasonal swings in rate and occupancy. Check the local rules and ask an accountant before you commit to a property.
